Toby is a highly skilled and credentialed professional with wide-ranging experience in divergent fields, including mortgage banking, professional education, and technology. His mortgage banking background focused primarily on operations, compliance, and capital markets. His educational experience included developing and delivering both pre-licensure and continuing education programs in the mortgage and real estate industries.

Toby has prepared expert witness testimony regarding predatory lending theory and practice for local, state, and federal governments, including the Board of Governors of the Federal Reserve System.

 

After a successful 25-year run in the mortgage banking industry, where he was instrumental in growing his final firm from one office, licensed in two states to over 50 retail branches, two direct-to-consumer call centers, and four operations centers funding an average of over $100 million monthly with a servicing portfolio in excess of $1 billion, he leaped to the technology side of the mortgage industry with a best-in-class loan origination system provider.  He is currently the product manager for their proprietary product, pricing, and eligibility engine, native to both the client and web-based versions of the LOS. The PPE allows users to seamlessly analyze their transactions for pricing and eligibility in real time throughout the entire loan manufacturing process.

 

Toby is a former Adjunct Faculty Member at both Stark State College and Ashland University and has also instructed for the Local, State, and National Associations of REALTORS®, the State and National Associations of Mortgage Bankers, and the State and National Associations of Mortgage Brokers, where he was a Master Certified National Instructor. He was also a Senior Instructor for Tuxedo Training School of Real Estate. In both 2014 and 2020, Toby was recognized by the Stark County Association of REALTORS® as the Instructor of the Year and selected for the 2016 class of Achievements in Excellence award recipients from the National Association of Sales & Marketing Executives.

 

Toby holds a DE Underwriting certification from HUD, and both LAPP/LSAR underwriting certifications from the VA. In addition, he has assisted both the Stark Metropolitan Housing Authority and the East Alliance Community Development Corporation as a Homeownership Counselor, and has attended numerous educational programs sponsored by HUD, VA, FNMA, SMHA, OAR, REBAC, NAMB, OAMB, RENI, and others.
